1. What documents must I prepare for accreditation with Shang Properties?

For Individual Licensed Real Estate Brokers, you will be prompted by the system to upload the following documents:

Photocopy of Real Estate Broker’s License as issued by PRC and certificate of registration jointly issued by DHSUD
Tax Identification Number (TIN)
Valid government-issued ID (Primary)
Professional Photo or ID Picture
Photocopy of BIR Form 2303
Photocopy of Official Receipts stating agent/broker/business name and business address (needed to claim commission)

For Corporate applications, you will be prompted by the system to submit additional documents:

Partnership/Board Resolution authorizing the Partnership/Corporation to enter into this accreditation agreement and designating therein its authorized representative/s and signatory/ies to the Group Accreditation Documents (with specimen signature)
SEC Registration
GIS

2. I don’t have all the required accreditation documents on hand. May I still sign up for accreditation?

While we recommend that you have all your requirements on hand before applying for accreditation, our portal allows you to create an account and submit the requirements later through your account in the system. Should you have lacking requirements, you may come back to the account within 30 days from creation of the account to upload the documents.

3. I am a real estate broker with a foreign real estate license. May I apply for accreditation with Shang Properties?

Yes, we accept accreditation applications from real estate brokers with foreign licenses. When you register, please indicate your status as an “international” broker. You will then be prompted to provide details and copies of your foreign license and identification documents through the online forms.

4. How will I be informed of the status of my application?

As soon as you have submitted your application, we will review the details and documents submitted. We will notify you by email or mobile number as soon as your application has been processed or if there are any lacking requirements to complete the application.

5. I am experiencing technical issues in submitting my application through the portal.

Please send us an email at brokerchannel@shangproperties.com and we will be glad to assist you with your application for accreditation.

6. I recently received approval of my application for accreditation. However, my real estate broker’s license is about to expire. Do I need to repeat the accreditation process?

To update your license details or other personal information, you may log into your account in the system and upload your updated real estate broker’s license.
